frequently asked questions

1. About Our Company & Services

  • Q: Who is Elite Builds?

A: Elite Builds (formerly Mike Koenig Construction Co.) is a full-service commercial and industrial general contractor, based in Sheboygan, Wisconsin. We’ve been delivering construction solutions since 1984 and serve retail, municipal and industrial clients.

  • Q: What types of projects do you handle?

A: We handle commercial buildings (office, retail), industrial facilities (warehouses, factories, distribution centers), and municipal facilities.

  • Q: What services do you provide?

    A: Our services include:

    • Pre-construction planning and budgeting (estimating & value engineering)

    • Full construction management from design-phase through project completion

    • Warranty and post-construction service work to support long-term building performance.

  • Q: Why should I choose Elite Builds over another contractor?

A: Because of our decades of experience (over 40 years), our comprehensive service approach (from planning through completion), and commitment to customer satisfaction and quality.

2. Project Process & Timeline

  • Q: What happens during the pre-construction phase?

A: During pre-construction we work with you to define scope, budget and schedule; select key subcontractors and materials; identify value-engineering opportunities; and coordinate design/build interfaces to set you up for a smoother construction phase.

  • Q: How do you estimate a commercial project?

A: We leverage our extensive industry experience and market-knowledge to produce detailed cost estimates, evaluate alternatives, and provide realistic budget ranges—so you have clarity before breaking ground.

  • Q: What is the typical timeline from project start to finish?

A: Timelines vary widely depending on building size, use, complexity, regulatory approvals and site conditions. Early planning helps set realistic milestones. We work with you to establish a schedule and monitor it throughout construction.

  • Q: How do you keep projects on schedule and budget?

A: Through active project management: coordinating with design teams and subcontractors, monitoring cost and schedule, managing change-orders, applying value‐engineering, and maintaining clear communication with the client.

3. Cost, Budget & Value Engineering

  • Q: What is “value engineering” and how do you apply it?

A: Value engineering is a structured process of analyzing building systems and materials to maintain or improve performance while reducing cost. We apply this by reviewing alternatives, optimizing construction methods, and uncovering efficiencies during design and construction.

  • Q: What factors influence the cost of a commercial build?

A: Major factors include: building size, site conditions (access, utilities, grading), building type (retail, industrial, municipal), structural complexity, finishes level, mechanical systems, code/regulatory requirements, and schedule constraints.

  • Q: Are there hidden costs I should watch for?

A: Yes — changes in scope, unforeseen site conditions, delays, design changes, regulatory surprises and material cost escalations can all impact cost. That’s why early coordination, contingency planning and transparent change‐order processes are essential.

4. Quality, Safety & Warranty

  • Q: What quality standards do you follow?

A: We maintain high quality through experienced supervision, proven trade partners, compliance with industry standards and best practices, and ongoing oversight of workmanship during construction.

  • Q: How do you ensure safety on site?

A: Safety is a priority—our teams adhere to OSHA and other regulatory requirements, maintain safe job-site practices, ensure proper training and oversight of subcontractors, and proactively manage risk for workers and visitors.

  • Q: What kind of warranty or post-construction service do you provide?

A: After project completion we stand behind our work—providing warranty support for workmanship and coordinating service work for unexpected issues or routine maintenance, helping maintain your building’s performance.

5. Client / Owner Considerations

  • Q: When should I engage a contractor like you in the process?

A: Ideally early in the design/feasibility phase—this allows for better budgeting, scheduling, trade‐partner selection and value engineering, and helps avoid costly surprises down the road.

  • Q: How do you communicate with clients during the project?

A: Through regular project meetings, schedule/cost updates, change-order reviews, clear documentation, and timely responses to questions. We aim for transparency and collaboration throughout.

  • Q: Can you work with my design/architect team?

A: Yes. We regularly collaborate with architects, engineers and design teams to integrate construction planning, cost-feedback, constructability review and scheduling from the early stages.

  • Q: What if I have a tight schedule or need phased occupancy?

A: We’re experienced in phased construction, accelerated scheduling and coordinating complex logistics. Early alignment on scope, milestones and sequencing is key to delivering on time.

6. Location & Service Area

  • Q: What geographic area do you serve?

A: We are based in Sheboygan, Wisconsin, and serve the surrounding region including Mequon, Grafton, Cedarburg and beyond.

  • Q: Do you handle municipal and public-sector projects?

A: Yes — our portfolio includes municipal facilities along with retail and industrial projects.
